3. Dual agency can cost you thousands
When one agent or brokerage represents both sides, someone's leverage gets softened. Ask directly how your interest is protected.
4. A “new” listing may just be a reset
Pulling a stale listing and reposting it resets the days-on-market counter. It's a tactic, not a fresh opportunity — check the history.
