1. The price per square foot is well above the neighborhood

2. There are foundation or structural cracks
In Texas clay soil, foundation movement is the expensive one. Never waive the structural inspection to win a bidding war.
3. It has been listed, pulled, and relisted repeatedly
A property that keeps coming back is telling you something the photos won't. Ask why every previous deal fell through.
4. There are non-permitted additions
That “bonus” converted garage or added room can become a legal and insurance headache. Confirm permits before you fall for the square footage.
5. It sits in a flood plain or has drainage problems
Hill Country runoff is real. Check the FEMA maps and look for water staining, grading issues, and hopeful landscaping hiding a problem.
6. The HOA is underfunded or in litigation
You inherit the HOA's finances and its lawsuits. Read the budget and meeting minutes before you're bound to them.
7. It's the most expensive house on the street
The block sets a ceiling on your value. The nicest home on a modest street rarely appreciates like a modest home on a great street.
8. Staging is hiding deferred maintenance
Beautiful furniture, tired systems. Look past the styling at the roof, HVAC, water heater, and windows — the things that cost real money.
9. You're rushing because of FOMO
Fear of missing out is the most expensive feeling in real estate. A home you're pressured into today is the regret you finance for thirty years.
10. Your agent won't mention any of the above
This is the biggest red flag of all. If the person guiding you never points out a downside, they're working for the commission — not for you.
